A local land charges search is undertaken as part of the conveyancing process when a property or a piece of land is being purchased, leased, valued or re-mortgaged. These are a way to uncover any restrictions or legal obligations against the site such as tree preservation orders, conditional planning consents, conservation areas, listed buildings etc.
A Standard Land Charge Search usually comprises of two elements submitted together - LLC1 and CON29 'Required'. Both the LLC1 and CON29 searches can also be submitted separately.
LLC1 - Certificate of search of the local land charges register.
Shows Land Charges affecting land or property such as planning consents and tree preservation orders and includes an official certificate of search.
CON 29 - Enquiries of local authority.
Shows anything else such as Highways information on nearby road schemes, planning and building decisions pending and outstanding notices.
You can apply for a search by email or in writing to our Land Charges Team. We will need the address to be searched, the search type and an Ordnance Survey site plan of the property outlined in red. The turnaround time for a basic search is a maximum of 10 working days.
Please be aware that if you are submitting a request in writing we only require one set of the LLC1 and CON29 forms.

Online request and payment for a personal search
An extract of the Local Land Charges Register can also be purchased by email. If you prefer to visit our offices, you can collect this for free (as a personal search). No appointment is necessary but please email the address of the property you wish to search at least 24 hours before your visit.
You can view the planning and building control history of land and property in the Suffolk Coastal and Waveney districts by using our online planning search system called Public Access. The Councils’ current planning policies, contained in their respective Local Development Frameworks, are available to view online. You can use our online Graphical Information System (GIS) to search and view some of the map based information held by the Suffolk Coastal District Council.

An official search of the Registers of Commons and Village Greens can be requested by completing question 22 on the CON 29 'Optional' form, and sending it to Suffolk County Council at DX 87951 Ipswich (or Endeavour House, 8 Russell Road, Ipswich IP1 2BX), together with the fee of £2.00.
Commons and village green enquiries can be submitted to Suffolk Coastal with any other CON 29 'Optional' enquiries for a fee of £16.59.
The Registers of Common Land and Town or Village Greens are available for public inspection at Suffolk County Council during office hours.
