Community Infrastructure Levy (CIL)

The Community Infrastructure Levy (CIL) is a charge that local authorities can set on new development in order to raise funds to help fund the infrastructure, facilities and services - such as schools or transport improvements - needed to support new homes and businesses.

Section 106 planning obligations (S106)

Section 106 or s106 Agreements (also known as Planning Obligations) are made by deed under Section 106 of the Town and Country Planning Act 1990 and are similar to covenants. They allow a local planning authority to enter into a legally-binding agreement with a landowner or developer to provide something or to restrict the use of a development.

Infrastructure Funding Statement (IFS)

Reporting on developer contributions helps local communities and developers see how contributions have been spent and understand what future funds will be spent on, ensuring a transparent and accountable system.

Developer contributions are provided in order to mitigate the impact of new development. Typical examples include the provision of green space, school places and transport improvements.
