Self Build and Custom Build homes

Overview


East Suffolk Council have published their Custom & Self-Build Housing Action Plan. The Action Plan sets out steps that the Council will take to support delivery of custom and self-build homes in the district.

Self build projects are those where you directly organise the design and construction of your own home. This covers a wide range of projects including a DIY self build home to projects where the self builder employs someone to build their home for them. Community-led projects can also take place as self build.

Custom build homes are where you work with a developer as an individual or a group to help deliver your own home. The developer may help to find a plot, manage the construction and arrange the finance for your new home. This is more of a hands-off approach but your home will be tailored to match your individual requirements.

The council holds a register of people interested in self build and custom build in East Suffolk.

The council adopted the Custom and Self-build Housing Supplementary Planning Document on 7 May 2024, which provides guidance on the delivery of custom and self-build housing. Planning applications that seek to secure the principle of custom and self-build housing are required to be accompanied by a Custom and Self-build Housing Delivery Statement.
