The 15 new homes were built by Cripps Development as part of their Section 106 obligation and purchased by East Suffolk Council in September 2022 The properties comprise a mix of one, two and three-bedroom bungalows, semi-detached and terraced houses, with 10 available for affordable rent and 5 for sale under the shared ownership scheme. The scheme was delivered in 3 phases: phase 1 completed in August 2023, phase 2 completed in March 2024 & phase 3 completed in May 2024 The homes were finished to a high standard with good aesthetic design, all holding an EPC of a B.

The scheme involved the development of a council owned former car park to the close to Lowestoft’s historic High Street. The site was significantly underused and the scheme delivered 18 much needed affordable units comprising 12 one bedroom and 6 two bedroom flats. The scheme was finished to a high standard and all units were let almost straight away. |

The 3 properties were built by Bloor Homes as part of their section 106 obligation and purchased by East Suffolk Council in Autumn 2020. The properties comprise of 3x 2 bedroom houses, all of which are affordable rent. These homes were offered to the Council following the developer’s unsuccessful efforts to secure a Housing Association Landlord for the additional homes their development would offer. The prevent the possibly of the homes being lost from the affordable housing market, East Suffolk Council was keen to step in and take these homes as part of the Councils stock. |

The 8 new homes were built by Denbury Homes as part of their section 106 obligation and purchased by East Suffolk Council in March 2022. The homes comprise of 1 and 2 bedroom houses, 4 of which were affordable rent and 4 shared ownership homes. The homes were finished to a high standard with good aesthetic design and benefit from air source heat pumps. The scheme holds a number of biodiversity features including bird bricks. East Suffolk Council had a successful sales and lettings process resulting in all homes being occupied in less than 6 months of purchase completion. |

This scheme involved the purchase of a former builders yard in a sought after location, close to the centre of Southwold. The scheme delivered a further 20 affordable units to the district. The units comprised 4 three bedroom houses, 6 two bedroom houses, 2 two bedroom flats and 8 one bedroom flats. The scheme was finished to a high standard and all units were let almost straight away. |

The properties were finished to a high standard, all holding an EPC of a B and were let within a month of purchase completion. |

The scheme involved the acquisition and complete upgrade and refurbishment works of Victorian building in South Lowestoft that had previously been operating as a non-compliant HMO in a bad state of repair. Upon completion of the works, the scheme provided a fully compliant HMO and providing 6 units. |

East Suffolk Council completed the purchase of 141 St Peters Street November 2020. The property underwent major refurbishment to convert the existing dwelling into a 6 bedroom HMO. The property was delivered with support from the RSAP programme (Rough Sleeping Accommodation Programme 2021-2024) and provides much needed accommodation for former rough sleepers. The East Suffolk Council Housing Maintenance Team worked tirelessly and completed the refurbishment in June 2021. The accommodation is managed by Orwell Housing who provide care and support to the residents. |

These are the first shared ownership homes directly provided by the Council and their popularity has led to further shared ownership homes being brought forward via the Councils new build affordable housing programme. |
