What is included in this free service?
We understand how important your property is, and care about the service we deliver. We offer a range of services to best support your requirements, as a landlord.
The council will guarantee the rent is paid on time, each month and will provide support to yourself and the tenant to ensure the tenancy is managed appropriately. This will include:
- Rent guarantee.
- Assessment of potential tenants.
- Accompanied viewings.
- Completing inventories.
- A deposit ‘bond’.
- Regular inspections to ensure upkeep of the property.
- Tenancy Support – Advice and guidance to tenants with benefit claims and managing utilities.
- Landlord support to ensure all legal requirements are met.
- Cash incentive for each property you place with us.

What rent can I charge?
The scheme aims to encourage landlords to work with the council, by charging a rent that is in line with the Local Housing Allowance or within 10%. Landlords will be offered a financial incentive to help bridge the difference between Local Housing Allowance (LHA) and Market Value.
What about the change in legislation?
East Suffolk Lettings will help you to feel reassured that your property and tenancy is compliant with all new and changing legislation with our committed and knowledgeable team.
Who will my property be available to?
We work alongside East Suffolk Council’s Housing Needs team to nominate suitable tenants for your property. East Suffolk Lettings will then continue to work with you and the tenants to ensure the tenancy remains sustainable.
Does the property need to be furnished?
We recommend that the property is available to let with an oven. Other furnishings are not necessary, but if your property is furnished, get in touch to discuss further.
